Citizenship by Investment Through Real Estate

 United States


Direct citizenship through real estate purchase is not available. The US does not offer a golden visa that grants residency or citizenship solely for buying property.


EB-5 Immigrant Investor Program – Requires a minimum investment of $800,000** in a commercial enterprise in a rural or high-unemployment area, or **$1,050,000 in other areas, plus creation of at least 10 permanent full-time jobs. This provides a path to permanent residence and eventually citizenship.


Proposed "Gold Card" Visa – A $5 million proposal has been floated but is not yet enacted.


Key takeaway: Real estate investment alone does not grant US residency or citizenship.

🇨🇦 Canada


No property-to-citizenship or property-to-residency pathway exists.


Foreign nationals can buy Canadian real estate, but it does not directly grant immigration status. Foreign buyers face a 20% Non-Resident Speculation Tax in Ontario and similar penalties in Vancouver.


Key takeaway: Property ownership may indirectly support某些 immigration applications (e.g., Provincial Nominee Programs), but cannot secure residency or citizenship on its own.

European golden visa programs are narrowing rapidly. Spain, Ireland, and the UK have closed their programs. Portugal ended its real estate route in October 2023. The remaining options are:

Latvia €250,000 (non-agricultural land) 5-year residency After 10 years

Hungary €250,000 (real estate fund) 10-year residency After 8 years


Portugal's golden visa still offers a pathway to citizenship after 5 years, but real estate is no longer a qualifying investment—investors must use funds, research, or job creation routes.


Key takeaway: Real estate-linked golden visas exist but are limited. Several programs grant residency first, with citizenship available after 5–10 years of meeting residency requirements.

🇮🇳 India


India does not offer citizenship or residency by investment through real estate or any other route.


Foreign nationals not of Indian origin who reside outside India cannot purchase immovable property in India. OCI (Overseas Citizenship of India) card holders and NRIs can purchase residential and commercial properties (excluding agricultural land), but this does not grant Indian citizenship or residency rights.


Key takeaway: No citizenship-by-investment program exists in India. OCI is not citizenship; it is a lifelong visa with limited rights.

Dubai offers residency (not citizenship) through property investment. The UAE does not offer citizenship by investment.
